Purchasing  a property can be extremely exciting and although it may be very tempting to begin your search straight away it is important to know and understand your buying power. 

Understanding your finances before viewing properties will enable you to streamline the process.

Another handy tip for first time buyers is to research government for incentives as this may increase your budget giving you more buying power in the market.

In most cases when finance or a mortgage is required it is in your best interest to seek guidance from your lender so you may discuss and establish your pre approval amount. This will aid you when searching for properties, setting a purchase price and ensuring you are properly prepared when it comes to placing an offer.

PLACING AN OFFER & NEGOTIATING

Once you have found a property that meets your criteria and purchasing requirements you may place an offer on the property. It is best to speak with your representative for the property as the process may vary from state to state and office to office. Generally a holding deposit is  taken by the office and you offer is then presented to the vendor direct or the vendors representative by your representative who will remain apart of the process until it is complete.

 

The vendor has the right to either accept , decline or counter your offer. In the event your offer is declined your holding deposit will be refunded in the event that your offer is accepted your holding deposit will go towards the total agreed deposit.
